CONFUSING????  
...    to say the least!!!!

GREAT NEWS!!!  ...  The CONFUSING pier
grandfathering standards will be modified
once again ... simplifying them ... and
protecting the ability of waterfront property
owners to place a pier.

Legislation was introduced that seeks to
streamline the permitting process by:

1.  Grandfathering all piers placed before the
effective date of the bill.

2.  Allowing new piers to be placed without a
permit if the surface area of the platform
does not exceed 200 square feet,
with no dimensional requirements
or limits as to where the platform
may be located on the pier.

3.  Eliminating the registration requirement.

Polk County adopted new Flood Insurance Rate Maps (FIRM) created by the Federal
Emergency Management Agency (FEMA) in September 2011.

These new maps may have prompted your bank or mortgage
company to send you a letter requiring you to buy flood
insurance.
  


MANY PROPERTIES AROUND WAPOGASSET & BEAR TRAP
are INCORRECTLY shown on the FEMA map
   as being in the floodplain!

Please note:  Because of limitations of the map scale, it may not have been
possible for FEMA to show these areas as being outside the SFHA (Special
Flood Hazard Area)  and so these areas have been
incorrectly included in the
SFHA on the FIRM (flood insurance rate maps).

CHECK YOUR PROPERTY ... MAPS of LAKE WAPOGASSET & BEAR TRAP
   showing the floodplain can be found below.

If portions of your property show up in a designated floodplain area ... (areas shown with ///
hashmarks) ... and you feel it is in error, FEMA has established administrative procedures to
change the designation of these properties.   You will be required to submit a Letter of Map
Amendment (LOMA) with mapping/ survey information to FEMA and request that FEMA issue
a document that officially removes your property and/or structure from the SFHA.


If/when you should decide to sell your property, you'll want to make sure it won't be flagged as
requiring flood insurance.  Flood insurance can cost upwards of $1,000/year ... $30,000+ on
a 30 year mortgage!!!   The mortgage lender retains the perogative to require flood insurance
as a condition of providing financing.

LAKE WAPOGASSET BEAR TRAP
C O N S E R V A N C Y
August 2015
The Lake Wapogasset and Bear Trap Conservancy has been formed to work
toward the preservation of our lakes, and occupies itself exclusively with the
promotion of the natural, scenic, recreational and productive value of the lakes.  It is
a newly formed, tax exempt organization under the WBT Sanitary District and in
conjunction with the Lake Association.  Board members include the appointed
chairperson, Presidents of the Sanitary District and Lake Association, and a
member of the Balsam Branch Partnership.

 HELP FUND THE CONSERVANCY'S FIRST PROJECT

                                     GOAL:  $20,000

               ALL CONTRIBUITONS WILL BE FULLY TAX DEDUCTIBLE

                     Lake Wapogasset & Bear Trap Lake Conservancy
                                with "Conservancy" on the memo line.

The Conservancy's first project is nearing groundbreaking..   It's located near
Wallace Drive on Lake Wapogasset which sends nutrients to the lake during rain
events.  The project will essentially place a damned up construction area, with a
sediment control basin.  It will eliminate a significant source of continued
phosphorus over the decades into Lake Wapogasset.

The goal is to raise $20,000.  If we are fortunate enough to raise funds in excess of
our goal they will be held in reserve for the next conservation opportunity.  There
are a small number of potential high impact projects that the Sanitary District, Lake
Association and Polk County have identified as opportunities around our lake that
will have the most impact on our water quality.
